3 Signs You Need Roof Replacement

Eventually, your roof will start to show signs of wear and tear. When you find these issues, the time has come to start planning a roof replacement.

As durable as your roof is, it will need to be replaced at some point. The problem is that these signs aren’t always easy to spot and identify if you don’t know what you are looking for. Here is some more information about those signs, and what you can do next.

Wear and Tear

Eventually, your roof will start to show signs of wear and tear. When you find these issues, the time has come to start planning a roof replacement.

At first, you might not think faded shingles is that big of a problem. However, it’s a sign that they are wearing down. Think about the type of roof you have – if you have shingles, then you’ll start to notice any physical damage the longer it goes unaddressed. The shingles will start to break off of the nails holding them in place. You’ll also find that small leaks grow into larger ones far more quickly than is comfortable for any homeowner. Cracks in your roof can drag down the appearance of your home, too.

Enhancing Curb Appeal

Let’s say that you have finally found a new home, but it’ll be a few months before you can move. That’s because the process of selling one home before moving to another can take at least two or three months. During this time, boosting your home’s curb appeal becomes even more important than it would under normal circumstances. Replacing your roof can help increase the value of your home, which benefits you in the long run.

Leaks and Cracks

Leaks and cracks are, unfortunately, the most common problems that can affect any roof. Homes, businesses, and schools alike can all develop leaks in their roofs, no matter what material was used during the construction process.

However, there are short-term solutions that you can use to prevent further problems. These include:

Changing the underlayment: Shingle roofs, tile roofs, and metal roofs all depend on an underlayment for support. The materials used for this underlayment will eventually decay and will need to be replenished.

Using membrane: Membrane materials are often used in conjunction with flat roofs. The reason for this is to improve water drainage from the roofs in question. Rubber sheets and tar sheets are commonly-seen defensive measures that will also wear out. The choice is yours, but it all comes down to the style of roof that you have.
